Personal branding for realtors: how to be known for one thing in your market

Most of your business probably comes from people who already know you. A past client refers their sister, a neighbor remembers you sold the house down the street, and someone from your sphere calls when they are finally ready to list. That business is real and you earned it, but all of it depends on someone handing over your name.

The problem shows up when a stranger goes looking. A seller who has never heard of you sees one of your posts or gets your name from a search, and before they call anyone they open your profile. They scroll for a few seconds to decide whether you are worth a conversation, and what they find is the same thing they find on every other agent's page: a new listing, a sold sign, a market update and a holiday graphic.

Why listings and sold signs don't set you apart

Every agent in your market posts their listings, so a listing tells a stranger that you are active and nothing more. It doesn't tell them how you think, who you are best for, or why they should trust you with the biggest sale of their life.

A seller comparing three agents is trying to answer one question, which is "why this one?" If your profile gives the same answer as the other two, they pick whoever a friend mentioned, or whoever called back first. You never find out you were in the running.

What a personal brand means for a realtor

A personal brand is what a buyer or seller believes about you before they ever speak to you, based only on what they can see online. For a realtor, a strong one means your market knows you for one specific thing.

That one thing could be the families moving into a certain school district, or first-time buyers who are scared of the process, or downsizers selling the home they raised their kids in. The agent who is known for one of those gets the call from that person, because the choice feels obvious to them.

I call this your one main thing, and it is the part most agents skip. They try to be the agent for everyone in the county, which means a stranger can't place them anywhere.

How to find your one main thing

Start with the deals you have already closed, because the answer is usually sitting in them.

  1. Look at your last ten to twenty clients and write down who they were and what situation they were in.
  2. Circle the ones you enjoyed most and did your best work for.
  3. Find what those clients have in common, whether that is a neighborhood, a life stage or a type of property.
  4. Write one sentence a stranger could repeat: who you help and what you help them do.

If a past client could describe you to a friend in that one sentence, you have it. If they would say "she's a great agent," you are still general.

What changes when your market knows you for it

Julia Vignanello is a realtor I worked with who built her brand around her one main thing and posted to it consistently. She went from 700 followers to 1,200 in 120 days, which is a small audience by social media standards, but she still sold five homes from those posts.

The follower count mattered far less than who those followers were. They were buyers and sellers in her market who had watched Julia explain how she works, so by the time they messaged her they had already decided. She didn't have to win them over on a listing appointment against two other agents.

That is the difference a personal brand makes for a realtor. A big audience helps, and the right few hundred people who already trust you will outsell it.

Where to start

Open your own profile and look at it the way a seller who has never met you would. Give yourself five seconds and ask what you would know about this agent, and whether you could tell them apart from the next one.

If the answer is "not much," that is the gap, and it can be fixed. I build this for agents through what I call the Trust Layer, and you can see how it works on the personal brand for realtors page. If you want me to look at your profile with you, book a free brand strategy call from that page.
